The 5% is a security deposit; the developer pays 9.5% p.a. interest on it
Buyer pays about 30%, the bank disburses 70%
Option 2 — price 3.5–19.5% above the base price
Standard payment schedule (HĐMB, shell & finished)
| Instalment | Timing | Amount |
|---|---|---|
| 1 | Signing the deposit agreement (day T) | VND 300 million |
| 2 | Signing the HĐMB (T + 15 days) | 10% + 5% security deposit |
| 3 – 6 | 15, 60, 120 and 180 days after the HĐMB | 15% each |
| 7 | Handover notice | 25% + 2% maintenance fee |
| 8 | On issuance of the certificate | 5% (offset against the security deposit) |
Without a bank loan, paying an instalment in full early (7 or more days ahead) earns a discount of 11% p.a. on the amount and number of days paid in advance; the discount for paying in full within 15 days is confirmed per the original policy document. The deferred-construction line pays the construction value from 420 days after the HĐMB. Lending banks are designated by the developer.
