Points to check before signing
- Document confirming eligibility to sell off-plan housing (đủ điều kiện bán nhà ở hình thành trong tương lai): not in the document set received by agents — ask to see it together with the contract.
- Land-use term and timing of the pink book: not yet published; the final 5% is paid on issuance of the certificate.
- Foreigners: under the current policy, they sign only a lease agreement (HĐT); transfer agreements (HĐCN) do not apply.
- Buying a unit from a secondary investor (HĐCN): check the original HĐMB, the amount already paid and whether the 5% security deposit has been paid.
